AC maintenance before Florida summer makes it expensive
Filters, coils, and fins only work if someone actually looks at them. TXT Home Services runs a 52-point inspection twice a year so small problems show up in a report, not as a no-cool call in July.

What gets checked
Pressures, temperatures, superheat, subcooling, capacitors, amp draws, the blower, the drain, the float switch, coil condition, and the filter. You get a full picture of the air handler and the condenser, not a five-minute filter swap.
What you should still do
Change the filter every one to three months, sooner if it looks gray. That is the one maintenance step that belongs to the homeowner. Almost everything else on a modern system should be done by a technician.
What skipping it costs
Neglected equipment uses more power, breaks more often, and usually dies before its normal lifespan. A maintenance visit will not stop every failure. It does catch the ones that announce themselves early.
Questions about ac maintenance
How often does a Florida air conditioner need maintenance?
Every six months. Cooling season here is long, and a single spring visit is not enough to keep coils and drains honest through September.
I have a manufacturer warranty. Do I still need maintenance?
Yes. Warranties stay valid when the system is used and maintained to the maker’s specifications. A contract or a scheduled visit is how you document that.
Can I maintain the system myself?
Replace the filter. Leave coils, capacitors, refrigerant, and electrical to a technician.
