Winter Garden
Orange County
Winter Garden is home base. Houses run from historic blocks downtown to new communities along the 429. Both need equipment that can handle long cooling seasons and vents that are not packed with lint.
Clermont
Lake County
Clermont is on the regular schedule from our Winter Garden base. Hills, new builds off the 27 corridor, and older houses nearer the lakes all cook the same way from May through October. TXT Home Services has been the local AC and home-services call here since 2020.
Orlando
Orange County
Orlando proper is a big map. We focus on the homes we can reach the same day from the west side: Dr. Phillips, MetroWest, the Conway edge when the schedule allows, and the communities tied to Winter Garden and Lake Nona.
Winter Park
Orange County
Winter Park’s older houses hide long duct runs and dryer vents that have been revised more than once. They also hold humidity in a way a new slab house does not.
Kissimmee
Osceola County
Kissimmee rentals and family homes both run laundry hard, and the dryer vent is usually the thing nobody has opened since the house was built.
Lake Nona
Orange County
Lake Nona’s newer houses still ice up, still clog condensate lines, and still ship with dryer vents that need a real cleaning after the first few years of laundry.
Minneola
Lake County
Minneola sits in the same heat as Clermont, with a lot of newer two-story homes whose upstairs never quite catches up in July.
Ocoee
Orange County
Ocoee is a short run from Winter Garden, and the housing mix is the same: established blocks plus newer subdivisions that are already due for their first real maintenance.
Windermere
Orange County
Larger Windermere homes pull more air across the coil and hide longer dryer runs. Both need attention before summer, not during the week the guests arrive.
Horizon West
Orange County
Horizon West filled in fast, and a lot of those systems are now out of the builder’s casual checkup and into real wear: weak capacitors, dirty coils, drains that were never pitched well.
Groveland
Lake County
Groveland and the south Lake County communities west of Clermont get the same heat with fewer contractors who actually live in the area.
Apopka
Orange County
Apopka’s mix of established neighborhoods and newer north-Orange growth means both original ductwork and builder-grade systems that are due for a real inspection.
